§ 52-9. Establishment of districts and boundaries.

  • (a)

    Districts. The city is divided into 13 districts as follows:

    (1)

    District SF-LL — Large lot single-family residential.

    (2)

    District SF-1 — Single-family residential.

    (3)

    District SF-1A — Single-family residential.

    (4)

    District SF-2 — Single-family residential.

    (5)

    District SF-OT — Single-family residential; Old Town.

    (6)

    District 2F — Two-family residential.

    (7)

    District MF — Multifamily residential.

    (8)

    District LR — Local retail.

    (9)

    District GB — General business.

    (10)

    District LI — Light industrial.

    (11)

    District OT — Old Town overlay.

    (12)

    District PD — Planned development.

    (13)

    District MH — Mobile homes.

    (b)

    SF-LL Large lot single-family residential. These districts provide for residential uses and one-family detached uses on lots containing a minimum of one acre and 1,500 square feet of living area in the dwelling unit. This district is intended primarily for those areas that will rely on individual wastewater treatment systems (such as septic tanks) for the foreseeable future.

    (c)

    SF-1 Single-family residential. These districts provide for residential uses and one-family detached dwelling units on lots containing a minimum of 12,500 square feet and 1,500 square feet of living area in the dwelling unit.

    (d)

    SF-1A Single-family residential. These districts provide for residential uses and one-family dwelling units on lots containing a minimum of 10,000 square feet and 1,250 square feet of living area in a detached dwelling unit.

    (e)

    SF-2 Single-family residential. These districts provide for residential uses and one-family dwelling units on lots containing a minimum of 7,500 square feet and 1,000 square feet of living area in detached dwelling unit.

    (f)

    SF-OT Single-family residential; Old Town. These districts provide for residential uses and one-family dwelling units on lots containing a minimum of 6,000 square feet and 1,000 square feet of living area in the dwelling unit.

    (g)

    2F Two-family residential. These districts allow for residential uses and two-family attached dwelling units of duplex units on lots containing a minimum of 7,500 square feet of land and 800 square feet of living area per family unit.

    (h)

    MF Multifamily residential. These districts allow for three or more attached dwelling units at densities not exceeding 21 units per acre and a minimum of 700 square feet of living area per one-bedroom unit and a minimum of 200 square feet per unit for additional bedroom. Not more than 45 percent of the units in a single development may be one-bedroom units.

    (i)

    LR Local retail. These districts allow limited retail uses near residential areas for purposes of supplying day-to-day retail needs of their residents.

    (j)

    GB General business. These districts permit a wide variety of retail, commercial, and office uses which serve the city and surrounding area.

    (k)

    LI Light industrial. These districts permit those industries and manufacturing plants that are predominantly light in character, have their operations conducted wholly within buildings, are more compatible than heavy manufacturing uses, and do not emit noxious odors, noises, dust, smoke and vibrations.

    (l)

    OT Old Town overlay. These overlay districts provide supplemental regulations to the base nonresidential zoning districts in the Old Town area.

    (m)

    PD Planned unit development. These districts provide flexibility in planning and development through the combination of uses.

    (n)

    MH Manufactured and mobile home. These districts for mobile home parks complying with city manufactured and mobile homes and subdivisions.
