§ 52-87. Masonry construction.

  • (a)

    Masonry construction required. The total exterior wall surface of all main buildings in all zoning districts, except on light industrial zoned properties not adjacent to F.M. 407, F.M. 156, or the railroad, shall be 100 percent masonry construction, excluding windows and doors. The masonry component of all exterior walls must be constructed of four-inch by eight-inch bricks, architectural CMU block, split face stone construction, natural stone, metal mesh stucco, or other masonry material, approved and constructed in accordance with the adopted building code of the city, but shall not include fiber cement siding (such as Hardiplank or Hardiboard), except as noted in this section. Pre-cast concrete walls or tilt-wall construction shall be counted toward the masonry construction requirements.

    (b)

    Buildings facing public streets. The total exterior wall surface of all main buildings facing public streets in all zoning districts, except on light industrial zoned properties not adjacent to F.M. 407, F.M. 156, or the railroad, shall have a minimum of 75 percent stone construction, excluding windows and doors. The stone component of all exterior walls must be constructed of split face stone construction, natural stone, or other stone-appearance material approved and constructed in accordance with the adopted building code of the city.

    (c)

    Non-frontage masonry. The exterior masonry construction requirements for walls that do not face public streets may also be met by non-architectural CMU block and tilt-wall construction.

    (d)

    Residential. Up to 25 percent of the exterior masonry construction requirements for residential structures may be met by fiber cement siding (such as Hardiplank or Hardiboard).

    (e)

    Light industrial districts. Where buildings constructed within light industrial districts are not adjacent to F.M. 407, F.M. 156, or the railroad, a minimum of 25 percent of the exterior walls facing a public street shall be constructed of stone, excluding doors and windows.
